NorthPoint Condos in Boston – I like it

I had a private meeting with the sales team at the NorthPoint Condos development, currently under construction in Boston, on the border of East Cambridge.

I like it. A lot.

There will be two residential buildings put up first, to be followed by a mixture of residential, commercial, retail, and laboratory space, built over the next ten years (?!).

The two buildings going up are pretty neat. Not too high, not too dense, and a great design, for both. I saw mock-ups of studio, one-bedroom, and two-bedroom units, along with proposed interiors including a killer kitchen design and high-end baths.

Here’s some marketing information from the developer’s website:

I especially like the studios, which run about 600 square feet, and have a separate study / bedroom (without a window), and the two-bedroom duplex units. And, there are some townhouses with separate entrances!

The units tend to run up to about 1,000 square feet, at least the ones I saw. There are huge windows in each unit, so they are very bright.

The area is under heavy construction, due to the NorthPoint project, two apartment buildings going up next door, and the big One First development across the street.

A new Lechmere Green line station (to be named NorthPoint, natch) will be constructed over the next couple of years, bringing public transportation practically to your front door.

I am really taken by the project. It is definitely worth you taking a look at it.

    Not

    so hot now. Glad none of my clients got stuck there. It’s inevitable that the area will be

    developed but who wants to live with that uncertainty.

    There has been talk of major problems amongst those involved in developing the North point site .. rumor of movement of Lechmere T stop will not relocate … does anyone have an info on this ? I like the area and the promise it may hold

    Patrick, there has been a huge number of posts and comments on my blog about the project. Do a search on “northpoint” to learn more.

    If you’re considering buying there, strongly consider speaking with a buyer’s agent before doing so, in order to understand all the risks involved.

    I am also concerned and frustrated about the turn of events at Northpoint. I was one of the first buyers to put down a deposit on a unit in Tango when the future looked extremely bright (10/05). I work at MGH so the short commute still makes the investment look good for me. But I will probably take my Arlington condo off the market since they have no clue about when we will get a certificate of occupancy. I do not want to sell my condo and then have no place to move into. What a mess this has become. I would like to hear from other Northpoint investors. Are you out there? Dennis

    I’ve heard that the Archon deal is on track to close at the beginning of April, this will enable them to wrap up the legal issues with the buildings and begin to close on units. Supposedly there is only a few weeks of work that has to be done left and that they are going to begin wrapping that up very soon. We’ll see if it pans out that way though.

    I was told by the sales office that Archon and all parties involved have signed the Purchase and Sales Agreement. They are working on cleaning up some of the financial and legal issues now. We are supposed to be having late May 2008 closings. I hope that this time line is valid because it has been a very long wait. Dennis (Tango buyer)

    Bruce-I have a closing date of 6/3/2008 but I doubt that it will happen. I had my inspection and everything checked out OK but they are still vague on closing dates. Tango and Sierra are definitely ready to be moved into. Could it still be litigation that is holding this project up? Dennis

    Dennis, Just curious; did you use an inspector for your walk through? Since its new construction I’ve been told that it is not as important to use an inspector. Anything you noticed that others should be aware of?

    I know that they still don’t have the CO but they are hoping to get it by Friday.

    Ooh. I have to say, I am not convinced that you shouldn’t have a home inspection for new construction. (However, I didn’t have one when we moved into Court Square Press, and it turned out fine, btw.)

    No matter what, you will be able to fill out a “punch list” before you close. Document any and every problem, no matter how small. A dent, ding, or bump. Missing screw, nail, light bulb, door handle, door stopper, sticking closet door, loose tile. Check every window, open every window, make sure very window opens and closes, make sure every window has a screen and a storm window.

    If you don’t have a home inspection, I recommend spending a good hour or so on-site, checking out every single thing. Bring a lamp, for one thing, and plug it into every single outlet. Run the dishwasher and make sure it gets hot and runs the entire cycle. Check the disposal. If the fridge has a water dispenser, make sure it’s hooked up and runs. Check the water temperature to make sure it gets real hot. Run the hot and cold water in the bathroom, run the toilet. Run all the hot water in all the rooms at the same time to make sure you have good pressure. Run the shower.

    All your appliances, etc., should be under warranty, so you are most likely protected, but really, do you want to have to bother with all that stuff? Get it fixed by the developer prior to closing; after you close, you’ll never be able to track him down. Once he has your cash (meaning, your bank’s cash), he’ll stop answering your calls.

    I recently bailed out of northpoint, within the last couple of weeks, because they could give us no hope of viable move in date. Even when we pressed them and said we wanted out they only said they hope to have it ready soon but could not give any details, we saw this as a bad sign. We held on for almost a year but finally lost patience and the developer seemed to put no effort into retaining us or offer any insight into what is going on. I truly hope that they are able to begin closing soon, but I would think if they were that close they would have made some indication to us.

    Perhaps one or more buyers can provide more information on the status of this.

    One thing I am curious about is, how did you find a lender willing to loan you the money to close? Did you have success with the appraisal? How could you? You have a project that was cut back from $1 billion, multiple buildings to two buildings, uncertain future, with a slew of unsold units, in a market that is flat at best.

    From a reader:

    John-I received financing through a big bank. The appraisal is scheduled within the next 2 days. I heard that they finally got through the fire inspection. I know 3 other persons who are buying and we all had no problem getting loans. Hopefully this project is back on track but it has been a long tedious process.

    I’m confused. If the appraisal hasn’t yet taken place, then how can you say, “we had no problems getting loans”?

    You haven’t been approved yet.

    John-I found out through my lawyer today that Northpoint was finally able to get their Certificate of Occupancy. We are in the process of picking a closing date and then a date to move in. Dennis

    The first people started closing on their units and moving into the buildings, yesterday. Very exciting for all Northpoint buyers. The buildings and the park look great!

    Jarrod, check more recent posts, in June 2008. The first building is completed and the second is partially completed, and closings have begun. I believe there are plenty of units still available, though.
