No one cries for the poor plumber (who only makes $2,400 per week – plus benefits)

Attention must be paid!
New England Patriots QB/QT – and fledgling real estate flipper – Tom Brady is under fire by the Plumbers & Gasfitters Union who want their brothers on the job at Brady’s Beacon Street rehab installing all of the bowls – Super or otherwise!
We’re not going to any Pats games until he builds [...]

Kit Care Alot

I am so happy I am a resident of Massachusetts, where residents are so concerned about the environment.
Representative William Brownsberger, Democrat of Belmont, supports plans to acquire a parcel of land known as “Belmont Uplands” and turn it into conservation land.
His legislation calls for the state to fund $6 million of the purchase price [...]

Mainstream media attempt to go Web 2.0, and fail

The Boston Globe started a real estate blog last week called, shockingly, The Boston Real Estate Blog. The Globe has six bloggers on board, including their main real estate reporter, a buyer, someone at the registry of deads, an attorney, and a real estate agent, among others.
Okay, obviously I’m biased, but let me just [...]

Your guess, as good as mine

What caused the fall-off in condo sales and prices over the past year?
* Higher interest rates cut into borrowing power of entry-level buyers
* Tighter lending rules cut off access to funds for buyers
* High inventory levels (this one doesn’t make sense)
* No more buyers – anyone who wanted to buy, bought
* Domino effect – owners [...]

Home sales drop in Massachusetts

Prices and volume of home sales in the Commonwealth dropped in May, compared to May, 2006.
According to the Warren Group, the publisher of Banker & Tradesman, the median price of a single-family home in Massachusetts was $315,000 in May, down 4.6 percent from a year ago when the median was $330,000.
… the volume of [...]

Blog Tour USA to hit Boston, one week from today (actually, yesterday)

Blog Tour USA (or should I call it, The ANNUAL Blog Tour USA?) is kicking off next Sunday, July 1, in Boston, MA.
(It’s actually kicking off the night before, at a huge New York City party.)
Here are some details:
We’re announcing Blog Tour USA, the first (as far as we know) cross country real estate blog [...]

Marlborough is a pretty city

You can’t find a better New England city than Marlborough, Massachusetts.
I guess.
Anyway, a new loft project called Renaissance Lofts was profiled in today’s Globe.
Renaissance Lofts sits near downtown, in a neighborhood of single-family homes, auto body shops, and storefront churches. There are other hints of renewal in the city. A nearby old armory building was [...]

Numbers can be so confusing

So, when you get conflicting information from a developer, how can you figure out who is telling the truth?
Do you believe:
” … the website says there are only about 20 units left …”;
“The … development is currently 60% sold, with approximately 30 units remaining …”;
“There are 150 condos in all, with 30 units reserved [...]

A punch to the right jaw

You know what must be tough?
Buying your condo in 2004 for $725,000 and then having to put it on the market in mid-2007 for $699,000.
Which means, after commission, you’re only going to end up with around $665,000.
That’s a $60,000 loss.
By the way, it’s a good time to remind you all, losses on the sale of [...]

For sale: $149,000 parking space

The real estate slump has not hit the Back Bay.
I saw a flyer for a single outside parking space behind 134 Beacon Street.
Price: $149,000.
Sweet.
