If I have a "pocket" commercial listing (most are) I am able to cold call the big dogs who have offices in NYC and their people (attorneys) will take the call and give you an answer within days. Most do 45 day closes which is unheard of in big commercial. You would be surprised how many deals are being done in Boston with foreign investors.
