Audubon Park: new Fenway and Back Bay condo development

I was recently contacted by a member of the Audubon Park sales team. She wanted to make my readers aware of the new Audubon Park project, which was just recently completed.

In my opinion, the value of this project is in its location. There are very few new condominium developments being built in the Back Bay / Fenway area. You may think otherwise, if you take a look at all the construction cranes all around town, but it’s true. There just isn’t a lot of land available to build on. And, when it is built on, the units tend to be large and very expensive. The Clarendon, for example, near the Hancock Tower, will run you $1,200 – $1,400 per square foot, and up.

The prices at Audubon Park, on the other hand, are much more manageable, and are a good option for buyers looking for new.

Audubon Park, the new $35 million condominium development that has a unique work, live, play atmosphere and is located in the West Fenway neighborhood.

With high-end features and all new furnishings with environmental attributes, Audubon Park features 53-units with 18 floor plans, including studio, one- and two-bedroom designs. The condos are located at 16 Miner Street, with residences ranging in price from $400,000s to the $800,000s – the lowest priced new construction in Boston.

Audubon Park will attract young professionals who have witnessed the commercial and residential growth over the past five years in the Fenway/Kenmore area since the new zoning laws were enacted in 2004. This legendary neighborhood now features new cutting edge development on Lansdowne and Boylston Streets, turning the area into a year-round destination.

The condos are steps from the D-line, surrounded by restaurants and bordered by the Longwood Academic and Medical area, Back Bay, Kenmore Square, several Boston universities, museums, nightlife and Landmark Center. Audubon Park literally provides life in the middle of it all.

    BWAHAHAHHAH

    Honey this is in *deep* Fenway and ain’t nothing Back Bay about it. It’s west of Fenway Park for cryi’ out loud.

    I love love love love LOVE it when realtors pull this kind of garbage! It’s hilarious. Like how what they consider “South End” is slowly but surely creeping towards Roxbury Crossing.

    Sir, I disagree with your comment.

    First, let me clarify – the developer never mentioned “Back Bay”.

    I included “Back Bay” in my comments because if you are looking in that neighborhood, you may want to consider properties in The Fenway.

    I’m not a “Realtor pulling this sort of garbage”. I think the 3900 entries I’ve written over the past three years back me up on this.

    You are right, I should not have put “Fenway” and “Back Bay” together in this story. Truth be told, it wasn’t any sort of sneaky behavior, it was that I wrote the post at 2:00 AM and was piecing it all together while I wrote it … this is often the case. You might suggest it would be better to spend more time on each entry, but this is a blog, not a newspaper, and I only have so much time to spend writing. I did not mean to imply it was in both neighborhoods – it’s on the border of Brookline more than on the border of Back Bay, for one thing.

    I’m sure you didn’t mean to impugn my integrity. Thank you for your comments; keep reading and keep making me honest.

    We’re taking a second look at APark since they’ve dropped their pricing a bit. We love the area, and have lived in the Trilogy building on Brookline Ave for two years — but we want to get out of a rental and into a condo.

    We initially discounted APark because of its location on Miner Street. It’s tucked back in an alley between Brookline and Beacon, right above the D Line tunnel. It will be interesting to actually get into the finished building and see the views, etc.

    In response to LOL I understand what you are saying. Real Estate agents are losing credibility..FAST. This is like when they call The South Boston Waterfront, “The Seaport District”.

    The neighborhood is called “Seaport District” by many people. They will continue to call it “Seaport District”.

    For buyers of real estate, it is helpful to call it by the name, “Seaport District”, because that’s how it is classified in the Listing Information Network (LINK) and in the Multiple Listing System Information Network (MLSPIN), the two popular listing services of downtown Boston. Also, Realtor.com.

    So, you see, it’s not me who decides what words to use, it’s just a way to help people.

    If you should chose to call it “South Boston Waterfront”, that is your option. I respect your decision. Yes, the “City” bowed to enormous pressure from some (namely Jimmy Kelly) in South Boston who demanded the neighborhood be renamed “South Boston Waterfront”, even though the Boston Redevelopment Authority had been calling it “Seaport District” for well over a decade, in the 1990’s. So, there is some legitimacy to your claim. But, there is also good reason to continue to call it by its more appropriate name, “Seaport District”.

    Most of the time, when people hear anything with “South Boston” in the title, they think of the area between 1st and 11th Streets and between A and P Streets. They probably also think of the large number of racist and narrow-minded people who live, or lived, there. I know I do. But, like the Quiet Man and The O’s, these people’s days are numbered, and they’re dying off.

    One thing we agree on. Those townie’s days in Southie are numbered. When I think of South Boston I think of the growing yuppie population…hanging out on the South Boston Waterfront :-)

    First of all, I commend John for leaving the negative comments up. It makes me think well of him.

    But the pricing for the Audobon as depicted seems silly. You can get a condo in the South End for that. And there is no comparison between the neighborhoods – Fenway should have a distinct discount, ESPECIALLY West Fenway.

    It’s like the real estate slide never happened.

    Currently I rent in the Pru for 2400. The same mortgage wouldn’t buy anything in the Fenway shown. And yet the products can’t compare.

    Real estate will continue to drop until sellers price realistically. And I will continue to happily rent until then. Paying a premium on rent is for appreciation, and there is no appreciation going on in this market anytime soon.
