Schoolhouse at Lower Mills to go rental

Very disappointing news out of Dorchester.

The developer of the Schoolhouse at Lower Mills is turning the residential building into rentals, a victim of the slow real estate market.

Five of the 62 units were under agreement.

The project has had a good amount of positive press (some from my blog!) and the prices were right, but there just weren’t enough buyers.

The development is actually two buildings – an existing schoolhouse (which the developer had to move …) and a new building.

Leasing activity is scheduled to begin soon, once the developer has hired a manager.

Renters never had it so good. Great finishes, on-site parking, convenient location, too.

    Hey John,

I think I’ve seen you on some boards that we both frequent. Finding out about rentals for this place has been like pulling teeth. I am investigating month-to-month and six-month lease options as my husband and I prepare to buy a SFR in the next year or so–we just haven’t found “the one” yet. So we’re taking some time.

We love Lower Mills and Milton Village so ideally that’s where we’d love to settled for the next half year while we look at more properties with our buyer’s agent. However, the Lofts at Lower Mills doesn’t open up until October (too late for us needing to vacate our Allston apartment on 08.31.08). They referred us to the Carruth, saying they have the same leasing options–yet, I just called their office and they are looking for 12-14 month leases. *sigh* Supposedly this same company (WinnResidential) is taking care of the Schoolhouses, yet there is no rental info available at the building site, Coldwell Banker has no info, and a message left at Winn Residential offices has yet to be returned.

We have a place that we can do (and are going to look at tonight in Milton Village) but we like the idea of the amenities and well-run nature and the location of a place like Schoolhouse. A pity there is virtually NO information out there about renting there—it’d probably be our top choice or close.

If you have any info, I’d love to hear it.

    Hey A.B-G,

I just toured this place the other day and loved it! The company that is running the show over there is Patriot Real Estate Group. I got in touch with Andy over there and he was very knowledgable about this place and the area in general.I am just pending approval to move in.

These 2 buildings were so well constructed with all the nice touches, High end granite, Differant floor and cabinet options, beautiful GE Profile appliances. The part that had sold me was the big bed rooms and closet space in most units. They are doing move in specials, and i got a great deal for what they offer.

If anyone is interested in some contact info to rent over there this is what I got.

Actually, I signed a lease with Andy on 08/06/08 for Apartment 6. So see you there?
