There are two DOMs I report.  For &quot;on-markets&quot; and for &quot;sales&quot;.  For on-markets, I think the days go up because there are fewer buyers out there, in the summer, and fewer sellers putting their properties on the market to begin with.  What&#039;s on the market in July and August are properties that didn&#039;t sell in May-June.  Owners just leave them out there, waiting for the occasional showing and waiting for the fall.

The DOMs for sales stretches because there are fewer buyers, so it&#039;s harder for owners to find someone.</description>

Isn&#039;t this the one year anniversary of the start of the credit crunch?    I&#039;m pretty sure it is which may explain it.  I also think this is the first time in a long time that under agreements were lower than closings.

2. Because it’s summer, fewer people put their properties up for sale. Therefore, the “days on market” of the listed units gets longer and longer.

I don&#039;t get this unless you mean that you have fewer 1 day on the market properties and that skews it up.  I ask because I thought DOM measured how many days it took a place to sell.</description>
