    No, it doesn’t seem to be.

    The Battery Wharf and InterContinental developers didn’t put their listings into MLSPIN. (IC put in a handful, just to remind people.)

    Of the 103 Waterfront sales during 2008, 7 were at the InterContinental; all were resales (flips) and 4 were at Battery Wharf, all were resales (flips).

    Don’t know about these particular ones, but I have seen several recent “flips” sold at a loss or the same price as purchase at the Intercontinental in particular.

    Another thought: While the 7 sales at Intercontinental and 4 at Battery won’t effect volume that much they can have a huge impact on average price. Let’s say for example: you have 100 sales for a total of $100M. The avg would be $1M obviously. Now add three more sales: two of $4M and one of $5M. Now you have 103 sales for a total of $113M. Now all of as sudden these 3 units alone have increased the average to almost $1.1M, an increase of 10%.
