Boston home sales during last 30 days, compared to 2007

Each week, I report on the current state of the Boston real estate market, using data pulled from the local multiple listing service, MLSPIN.

This week, I included average and median sales prices during the past thirty days. I started reporting these numbers just a couple weeks ago. I didn’t report these figures in 2007 or 2006 or 2005.

I pull last year’s numbers from blog entries I wrote, last year. Since last year’s blog entries don’t include average or median sales prices, I can’t report them.

I didn’t pull the data from last year because 1) I didn’t have the time; 2) I didn’t think it was being reported in MLSPIN (but, I see now it is).

This is as good a time as any to start using Listing Information Network, Inc. (LINK) data instead of MLSPIN. MLSPIN only includes listings entered by real estate agents whereas LINK includes ALL sales in the city, pulled from the Suffolk County Registry of Deeds. This means, basically, that LINK data is “more accurate”.

So, here is this week’s real estate sales report for the city of Boston, compared to this week, one year ago.

While Boston condo and single-family sales volume has dropped over the past year by as much as 40%, average sales price has dropped by less than 4.0% and median sales price by less than 3.4%, including all foreclosures and short sales.

While Boston condo sales volume has dropped over the past year by as much as 40%, average sales price has dropped by less than $1,000 and median sales price by less than 5%, including all foreclosures and short sales.

While Boston Proper condo sales volume has dropped over 40%, average sales price has increased over 12% and median sales price by more than 3.5%.

** Boston Proper neighborhoods include Back Bay, Beacon Hill, Charlestown, Chinatown, The Fenway, Financial District, Leather District, Midtown, North End, Seaport District, South Boston, South End, Theater District, Waterfront, and West End.

    Are you including any of the Mandarin or Battery Wharf sales in this?

    Condobuyer,If he is what’s your point. Eleminate sales in certain buildings until you get to the sales figures you want.

    No…just good to know if he is including them. a $12M dollar sales can really skew the numbers for a city like boston where it is extremely rare to to have prices that high. Just do some test math with John’s numbers: Assume that 139 units sold each at a price of 684K so the average price=684K. Now add one $12M dollar unit to those 139 units. Now you when you do the math for 140 units the average price would jump to $765K.

    On the other hand median sales numbers are probably best to look at for comparison. Personally, I think the best way to look at numbers is by price bracket. There should be a category devoted to $5M+ listings.

    Data reported is ALL condo sales and ALL single-family sales (deeds recorded at the Suffolk County Registry of Deeds) during the past 30 days, within the city of Boston, Massachusetts.

    It does not include East Boston, Dorchester, Jamaica Plain, Roxbury, West Roxbury, Hyde Park, or Roslindale.
