South Boston Developer Now Seeks Renters

From the Boston Condos for Sale Blog:

In what seems to be a developing trend, the Macallen Building in South Boston is beginning to offer a sizeable chunk of its remaining inventory (still owned by the developer, Pappas Properties) for rent. Certain units have been identified as rentals, however, in effect, the entire inventory also remains for-sale, and for-sale prices have been dropped substantially all the way into the $400 per square foot range – in light of the economic downturn, rentals appear to be the best option for the Macallen and their current specials show that they are serious about having them rented fast.

The developer is asking $2,200 for a studio, $2,250 of a loft/one bedroom, $3,500 for a two bedroom and $6,900 for a three bedroom.These rents seem very high for South Boston. My parting words to the developer…. Good Luck

    Baaahahahaa, FOR BROADWAY?!

    Sorry, but you can get nice remodeled studio on A&B street for $1000 tops in this market. Rents are also headed south it seems.

    There’s also the issue that the new construction across from Broadway T stop is supposed to be done by mid summer, and it appears they’re shifting to rentals too.

    Good luck indeed. If they need to charge that kind of money to be profitable in that location with what they built, they undershot by about 20 years.

    John, dont these rents include all utilities along with internet, cable, parking, concierge, gym, pool and bbq area? If so this isn’t that bad of a deal.

    John,

    I actually think the rents are high unless you believe that South Boston and Beacon Hill/West End command similar rents. You can rent a 1100-1200 sq ft brand new apt in Beacon Hill/West End for $3500 with a concierge, fitness, etc. Most bldngs everywhere still charge for electric while gas and water is included.

    I agree with Condobuyer, those rents are high for South Boston. There is a building in Charlestown that tried charging basically the same rents for their rental units, which would be fine if they were in downtown Boston, not Charlestown.

    to get back to it, you’re still paying a premium even with internet, cable, parking, gym/pool and bbq area(roof deck/patio).

    If you can deal without the concierge, you can rent much cheaper without forgoing the living conditions.

    Were talking $1600-1700 from apartments around that area including bills vs the $2200 all included.

    It’s a no brainer, especially since there’s nothing nice about that places location besides a 20 min walk to south station and right next to the MBTA.

    Is Dunks and Six House really that important to someone willing to pay $2200 for a studio? Especially when you money gets you much further just a block away?
