Thanks to a spate of price cuts over the past few days, there’s a nice supply of livable properties on the market in the Boston proper area for less than $400,000. Can real estate negotiations be conducted entirely via e-mail? How much and what kind of information can be shared online? Are there times when agents and clients should put their BlackBerrys away and pick up the telephone? Are exclamation points and smiley faces unprofessional?

Yes, condos are selling and some are flying off the market. According to MLS since April 1st, 42 Boston condos sold in seven (7) or less days from being listed.

According to LINK (Multiiple real estate listing service) in Boston metro there were 33 parking spaces that sold in the last 6 months. The avg. sales price was $129,000 and the median sales price $48,000.00. Here is an example of three nighborhoods:
Back Bay Parking – 8 sold, Avg. $149,625.00 / Median $130,000.00

One of my agents wanted to show a Back Bay condo at 167 Commonwealth Avenue #5 asking price $969,000. No-can-do, several offers and went under agreement in 5 days.
