A blog reader has a good question regarding the stats on Boston Midtown condo sales. In a recent LINK data report it stated that sales prices decreased by 47.94%. Can it be that only smaller units are selling? What were the avg. price per sq. ft. for the last several years?

Trulia has recently added a tool that allows potential buyers to view price reductions for each property listing on their site. Buyers can also narrow their search to include only homes that have seen price cuts. So I checked out Boston for price reductions and found the following.

Yesterday, I blogged about the downturn in sales and prices in some of Boston’s neighborhoods. Now here’s the flip side.
For the last three years, Back Bay condo sales prices have increased. Check these stats out.

Home prices won’t stabilize until late 2010 and will fall another 12.5% from the end of 2008, according to a Fitch Ratings analysis. The projection revises a 10% decline that Fitch had forecasted from the second quarter of 2008.
