    How many Waterfront condos are currently on the market and what are the average and median asking prices? Are sellers being realistic on prices given the big drop in the number of condos now being sold?

    I can tell you from searching in the $800 to just over a $1M category that atleast I find most sellers are not being very realistic. I saw a place there in one of the older waterfront buildings with a kitchen/master bath updated in early 2000–decent but nothing super great. It was listed for $1.39M for 15/1600 sqft on three levels and there is no way I would have paid anything close to that. I don’t believe it has sold yet.

    Maybe some sellers are trying to ride it out for as long as they can. I think if one needs to sell in the next 12 months and bought b/w 2003-2008 he/she will be lucky if they break even. If one bought before 2002 they ought to be realistic on how much profit you can make…it’s not 2005 anymore!
