Fenway Real Estate

Burger King and McDonald’s may soon be taken out of the mix of Fenway-area food options. Owners are considering replacing the fast-food eateries, which seem almost as quintessentially connected to baseball as hot dogs and beer, with something distinctly more upscale. The property owner of the Burger King site is contemplating the development of a hotel with retail space. Plans for the McDonald’s site, owned by Abbey Group, are currently undisclosed.

The area around and between Fenway and Longwood Medical Area is slowly undergoing development to become what planners call a 24-hour “urban village” with spacious sidewalks, varied retail and restaurants, and possibly a hotel with condo residences. In 2004, the city implemented zoning changes to promote mixed-use development. In 2006, Trilogy, a luxury condo building, opened, and more recently the luxury residences and retail space at 1330 Boylston Street opened. The Boston Redevelopment Authority and the Boston Transportation Department are working to improve the pedestrian-friendliness of the area, as well as traffic flow.

Abbey Group, the new owner of the McDonald’s site, created the Landmark Center further down Brookline Street, which now houses big-name retailers, a movie theater, fitness club, and office space.
