   Looks like sellers are wising up at the Ritz and continue to lower their prices to make sales. Sales price per square foot at the Ritz in the first half of 2009 was $798. Last year it was $1,071 per square foot. (Numbers are from bostonrealestateobserver.com/ritz-carlton-boston-condos/).

   How many units are under agreement at the Ritz and how many are for sale? What does the per square foot price look like for units agreement vs. those that are on the market but haven’t sold?

   Avg list price for the Ritz on MLS – $1,613,739.00
   Avg list price per sq ft – $961.00
   Number of listings – 23
   Avg days on the market – 192
   5 units are under agreement.

   On a different subject, I see that the Bryant Back Bay in the South End had its first closing on the 20th. It was a $2.975M unit which I suspect is one of the most expensive in the building. They are having an open house this Monday evening from 5 to 7.

   It’s the penthouse. Interesting note, the buyer is trying to sell the old pad (1 charles) for a half million more than they paid in 2005. Good luck with that, there are only so many Bradleys in the world….

   How did you hear about the monday nigth open house at Bryant? Is it listed somewhere?
