Real Estate Price Reductions

Real estate information site Trulia.com says that as of July 1, one out every four people trying to sell a home in the U.S. has had to lower their asking price at least once this year. The average listing has been reduced by 10%. The grand total of the price reductions adds up to $27.1 billion.

In Boston, 35% of all listings had a price reduction totaling $54,084,186.00 with an average reduction by 8%. Hmm, I wonder if any were in the Back Bay.

    I have seen reductions in the back bay usually b/c property is not priced right, it sits on the market for quite a whiel and then they start reducing.

    There was a unit on Marlborough street started out at over $1.05…not totally renovated and a walk-up (no elevator)…dropped down to 950 or something recently. Don’t know if it sold yet…

    A large unit at 206 beacon has also recently reduced I believe from when we visited several weeks ago…

    Just a couple I’ve witnessed…

    Of course there were no reduced prices in the Back Bay John, it’s immune to market forces. C’mon, you know that – just ask Bradley….

    On the price change note: Last week I saw a very nice unit in a very desirable location and a very nice building. Asking price: 1.6M. The seller bought it 3 years ago for 1.2M. No improvements have been made b/c none were needed and everything is in great condition.

    Isn’t this a ridiculous asking price? It’s above our budget but we went after I had checked the prior history. Personally, I would not pay over 1.1M for it in today’s market. Alot of people won’t even go see it b/c of the crazy asking price.
