Boston Luxury Condos – Comparing 45 Province w/ Bryant

So which Boston luxury building do you think is a better value, 45 Province Street or the Bryant?

I know this may shock some readers but I think that 45 Province Street is the better deal. First, I like the fact that 45 Province St. has an asking price per sq ft. starting at $700.00. Second, after viewing both buildings, I think the bathroom and kitchen finishes are superior at 45 Province St. over the Bryant. Third, the views at 45 Province Street are spectacular, whereas, the Bryant I found unimpressive. Fourth, I prefer the floor plans of 45 Province St compared to the Bryant. Fifth, the amenities at 45 Province far exceed the Bryant. I was very impressed with the indoor swimming pool.

So what are your thoughts? Do you agree or disagree?

    I went to one of the Bryant broker open houses a couple weeks ago and agree with everything you said above. I didn’t love the layouts. 2nd bedrooms are smaller. Views were not nice. Back decks are on top of the brodering property. I really wasn’t that impressed with the Bryant and thought they didn’t bring anything new to the table. The finishes are nice, but cookie cutter for a luxury building.

    I agree 45P offers a whole lot of amenities (although I imagine when the association of owners take over down the road, say 2012ish at the rate they’re going) they will likely stop the “free” continental breakfasts, etc. These over the top perks are the first to go when it increases your monthly fee.

    However, I think the target buyer is very different or should be if it isn’t. The real value with the Bryant is space and storage I guess. It is not going to appeal to young singles at all and probably not very young professional couples. I only see two target buyer sets for the Bryant: empty nesters (who want space/storage over views) and young professionals with a child or two who want to continue living in the city (and prefer space over view). I think they haven’t marketed the space well in general and definitely not to the latter set though. I see some buildings in NYC who do a great job in marketing downtown properties to young families. Boston lags in this respect and I think it is kind of unfortunate.

    I looked at both buildings in the summer. The Bryant has its flaws and therefore the current asking prices are clearly out of line.

    However, the one thing that the Bryant has over the 45 Province is location. Everything is within walking distance to the Bryant: restaurants, food stores, the T, Amtrak, the malls, etc. Businesses around 45 Province in general are not as nice.

    I agree with Rich regarding location. If I were 45P, I would also be a little more nervous regarding competition though. If they aren’t budging from prices now with barely 10% sold, what happens when W and Clarendon hit the market? I have not seen the Clarendon but have seen the W sales center (model kitchens/baths, etc). W is very modern so should be competitive with 45P…also has many amenities and a hotel right next door. I think Clarendon has a better location than 45P.
