    Here is my question: How many of these high-end units went under agreement before the financial meltdown vs. after? A good cut-off date is Sept. 15, 2008.

    Rich, I’m not sure. However, the number of $1mil plus condos presently under agreement according to MLS is 54.

    Bradley, welcome back. Actually the number of condos under agreement for $1mil plus is much larger (perhaps 4x) because the number I stated doesn’t include new develpments such as Clarendon, W ect..

    Why has the Bryant only closed 3 of their auction units a month following auction? Are there financing delays??

    Tom Adams, the actual sales for the “W” will start next month (December). The only indication I have on the number of sales is that it will be over 15.

    I looked at three different one-bedrooms at the W. They’re beautiful and good value at the bottom of the stack where the views suck (16th Floor) but they increase $30K per floor! So, for an 850 sq. ft. 1 BR/1.5 bath with city views, listing price is $745K on the 17th floor ($868psf) but $1085K on the 27th floor ($1167psf). Am I the only one who thinks that’s crazy? Even with a view, who’s going to pay $1085K for an 850 sq ft one-bedroom?

    Honestly, probably not many people at present. Just look at 45P… They will be waiting a good long while to sell any significant number I imagine.
