    is this with or without the Bryant?

    Condobuyer, it did include the Bryant. However, both the avg sales price and price per sq ft rose when I did the stats w/o the Bryant included. For example w/ the Bryant the avg sales price is $1,496,634.00 w/o it’s $1,544,328.00. The sales are still above ‘08 w/o the Bryant and the avg price per sq ft is up. With the Bryant the avg is $798 w/o it goes up $856 per sq ft.

    Color me completely UNsurprised. The Back Bay (which, I’m sorry, the Bryant is NOT a part of) , is the crown jewel of Massachusetts real estate.

    You know what’s interesting John…my preliminary research shows that there were several closings under 900K and a number of closings over 1.8M… Very few sales in the 1M-1.5M range. That shows that moderate and low priced units (which is 800K and less in Back Bay) and high priced units were selling. Can you confirm?

    Bradley–I never thought that Bryant is in the “Back Bay” It’s very much South End to me …the Bryant’s famous sales teams however chose to force it in…that argument should be taken up with them! There is and perhaps always will be a BIG difference between the prestige of Back Bay vs South End.
