    Hmmm, last person to say that was Bradley, in his prognosis about 2009. Not sure what will happen in 2010 to make it a “huge” year for Boston Real Estate. There certainly aren’t many signs in the economy. Groundless optimism is always acceptable though.

    Mike, “Groundless optimism is always acceptable though” Chew on this, unemployment was down last month in MA, housing inventory is down, housing starts in boston are record lows (creating more demand), according to this web site sales are on the rise based on monthly data, economist say the recession is over. Yea, I’m optimistic based on factual data.

    Boston condo buyers take note, we’re at the bottom, and the window is closing.

    So you’re calling the bottom? It’s certainly possible – the spring market will tell. I’m not as optimistic, particularly with the specter of higher mortgage rates (due to the Fed scaling back purchase of mortgage securities). On your assertion that “the window is closing”, that one I’m not so sure of. Most economists see an extended leveling off of prices followed by a gradual return to price increases in 2011 or 2012. My guess is “the window” will remain “open” for at least a year.

    I honestly do no know what you mean by the “window is closing”?
    Aren’t housing starts and inventory related to supply and not demand?
    So let me get this straight, if unemployment increases from 4.75% to over 9% in 18 months and then decreases 8.8% in the span of two months it’s means that housing is ready to take off?

    If I was a broker, I would concentrate on getting sellers to understand that they probably are not going to get the prices and returns of yesteryear. I think most brokers know that if you price something well it sells fast and if you don’t it lingers. I’d try real hard to get that point across. I would not keep pestering buyers with the old song and dance of your going to miss the boat or you’ll be priced out forever. Most of the greater fools are gone and the buyers left have an understanding of how things can go south. I think more than a few of today’s potential buyers understand how purchasing in this time of artificially low interest rates is a sucker bet.

    What he means by “the window is closing” is that he is a broker and wants to make big commissions so he’s trying to scare buyers into thinking they will miss all the great low prices unless they act now!!! Call in the next 10 minutes and he’ll give you a free toaster!
