MA Real Estate Priced to Sell

A new report come out today that shows Mattapan homes are selling “well above” the list price. Mattapan homes sold on average 100.56 percent of list price in the fourth quarter of 2009, according to Banker & Tradesman via ZipRealty.

The report also noted that in the Bay State, Chatham and Boston’s Back Bay were at the bottom of the list. Chatham homes sold for an average of 90.4 percent of list price, and one of Boston’s best “nabes” Back Bay sold at 87.26 percent of list price.

    I ran the numbers off mls and came up with very different numbers. Has someone double checked this?

    The numbers for Mattapan don’t surprise me because the tax credit went a long way in the neighborhoods where folks can buy a SF home for 300 to 500K. I sold a SF in Hyde Park for 340K and it would have brought more like 320K if it wasn’t sold one week before the last deadline. Look for the same thing in Dorchester, Roxbury, Mattapann JP, and West Roxbury between now and the June 2010 deadline. Again, the artificial demand will make it easier for these low priced sellers to get their asking, and more.

    John, the numbers I got off mls for the Q4 show buyers got an 8.37% discount on average. However, I felt this number was slightly skewed because it included the results of the Byrant auction. If you remove all the Byrant units sold in Q4 for Back Bay, the remaining units only got a discount of 4.81%. So with the exception of the Auction, Back Bay condos have been selling for roughly 95% of list price which is right inline with where they have been. Furthermore, if you look at the data you’ll see that 4 units sold above asking!

    Fellowblogger, why are you excluding the Bryant auctions? Would you suggest excluding them if they had sold at asking? The difference between what the Bryant sellers wanted, and what the market was willing to pay, is just as valid an indicator of the gap between sellers’ desires and what the market will pay as any other real estate transaction. Cherrypicking your sales distorts your analysis.
