    Did a quick check of million plus sales during the past week, total came to two . I guess we’re running out of ‘08 sales to book….oh my

    BTW, if you have money in the stock market I’d get it out…now

    I don’t know what the 1st Q 2010 Boston proper sales results look like compared to 2009…I guess we might have an ans. in a couple of weeks. I feel real good about this years 1st Q sales numbers.

    You want to make a blog bet that 2010 1st Q sales numbers are better than 2009 1st Q?

    I’d go 2:1 that 4th quarter 10 is worse than 09. Maybe even more than 8K.

    And does anybody know what the rent to buy ratio in Boston is these days?

    I had a conversation with a person today who told me they couldn’t leave Boston because they bought a condo last year and couldn’t afford to sell. Granted they bought because it was the right thing to do for their status but I thought things were en fuego.

    Mary, let me see, in the 3rd Q of 2009 you had the $8,000 tax credit, the Fed buying mortgage – back securities which resulted in artificial low interest rates.

    And what do I have for the 3rd Q 2010? Err… Oh yeah, the Obama Health Care Plan, that seems like a fair trade-off.

    I’ll tell you what, I’ll bet you that the Boston luxury condo market ($800,000 and up) in the 3rd Q of 2010 will be better than 3rd Q of 2009.

    Can you remind us about your auction predictions? Didn’t you say that you would eat your hat if they sold for less than $1500/sqft? And they sold for what like $500?

    Is there really any reason other than status, i.e. impress your friends, to pay these prices for condo’s?

    The Massachusetts Association of REALTORS® (MAR) reported today that the number of single-family homes put under agreement in June were down 16.0 percent over the same time last year, while condominiums were down 21.0 percent. This is the second month in a row that the number of both single-family homes and condominiums put under agreement has decreased compared to the year before.

    Hello Mary, I’m not throwing in the towel yet. Let’s see what the $800,000 and up sales numbers are at the end of the 3rd Q. In reference to the MAR I think most of that drop off was on condos under $800k. Time will tell.
