    The Avg. sq ft list price of $944.00 seems off. I did a Redfin list of sales in 02116 for last month: 38 sales but only ONE sold for over 1000.00 per sq foot…

    Mary, I don’t base my sales stats on “zip codes”, if I did than 45 Province Street would be part of Beacon Hill – Is that what you want? I don’t think that 02116 is the only zip code in the Back Bay?

    BTW, I stated that the LIST price was $944 per sq ft not the sales price. Also the above July stats came from MLS not LINK. The 10yr. chart was from LINK.

    Look at that nice red line, going straight up hill, right through the “biggest economic downturn since the Great Depression”.

    If there’s any doubt that the better nabes of Boston have proven themselves to be immune from the real estate downturn happening elsewhere, then this should put such doubts to rest.

    So, barely keeping up with inflation is now a good result? And yes, if you start your look at 2000, everything looks rosy. If you start your comparison at mid-2005, however, you see a gross decline relative to the peak, and after factoring inflation, it looks even worse.

    If you do good analysis, and actually understand finance and economics, it becomes clear that the Back Bay has not been “immune” to anything. Better than most, that’s for sure, but hardly “immune”. But go ahead and put on those rose-colored glasses if it helps you sleep better at night. It’s all about “en fuego”, right?

    I guess you didn’t see John’s list of sales over 1000 per sq ft in the Back Bay:

    2 Comm Ave #9A – $1.044.90 sold in 2000 for 2,625,000 and $2,804,500 in July (asking price of 4.395 mil lol…)

    It would have had to sell for 3.357 million to “keep up with inflation” , not too rosy….

    In other words, they lost over a half million dollars…oh my!!!

    Is this chart a product of the Case-Schiller resale methodology?

    If so, I will say that Back Bay sales have held up fairly well. If not, it’s just the same old same old…

    Numbers Guy, the chart is from LINK which obtains their data from the Suffolk Registry of Deeds.
