Massachusetts home sales over the first eight months of 2010 are up more than 9 percent over the comparable period in 2009. In addition, the median price of a single-family home is up 3.9 percent in August to $315,000 from $303,000 a year earlier.

The tally of August single-family home sales as reported by the Warren Group was no surprise: sales in Massachusetts sunk to a two-decade low. Home sales were even 18.5% percent below August 2009. Condo sales, too, were off from 2009 numbers by 23.3 percent.

This weekend saw some additional news on the sale of the old Filene’s property by Vornado and John B. Hynes III. The Globe managed to find a New York real estate source to quote who actually called Boston “Beantown” (please) while the Herald speculated on the most-likely buyer : Boston Residential Group. Boston Fenway condo median sales prices for Jan – Aug. for the years 2007 through 2010. Click on Fenway condo chart to enlarge. So far, sales prices are just off a little over three percent.
