Well, according to both LINK and MLS the Boston W Residences is off to a very slow start for 2011. As of February 19, 2011 no sales have been reported at the W according to the two largest Boston multi-real estate listing services.

The Back Bay Clarendon had a total of two sales so far in 2011:
1) Unit 17E, 2 bed, 2.5 bath.
Original asking price – $1,695,000.00. Actual sales price – $1,615,000.00

According to LINK only one luxury condo sold at 45 Province so far this year. The unit that sold was 45 Province Street #704, a one bedroom duplex with 1.5 baths. The Boston Business Journal reports that it looks like the Borders chain of bookstores is swinging the axe on six Massachusetts locations. Luckily, the one on School Street (which I like) is not closing, but the one on Boylston is going bye-bye. Other Mass. locations: Burlington, Peabody, Hyannis, Holyoke, and Wareham.

Either Boston brokers are doing a good listing their condos for sale, or sellers are holding firm on their asking prices. The following shows the ratio of the original list price to sales price per Boston neighborhood:
