According to the CBS video below, Massachusetts is ranked the fifth highest in the country for mortgage balances with an average of $221,570. Among other findings, Boston residents have an average credit score of 689, while the average for Massachusetts as a whole was 682, the second highest in the nation.

As of August 21, 2011 MLS is reporting that 62 Back Bay condos are under agreement. The average list price (not sales price) is $1,113,568. The average list price per square foot is $880.

While most parts of the country are seeing their real estate equity dropping, Boston condo owners are seeing their condo values on the rise since 2009.

The appraiser comes tomorrow. Had a 30-year at 4.8%, paid down some more principal with tax refunds and now going for for a 20-year at 3.75% and 0 points. Will cut six years off the mortgage and the payments will only be -$100.00 more per month.

As we reported a short while ago, Shangri-La’s on Cambridge Street is closing and will be replaced by a new “Tip Top Room” bar and grille. The new owners have just filed plans for the new restaurant-bar concept.
The Beacon Hill Civic Association seems on board, praising the new owners for listening to their suggestions.
