The headlines in today’s newspapers state that: “Housing sales fall by 16.7%” But how did the Boston condo market do? Well, according to LINK December ‘09 sales were up compared to the same month in ‘08.

The number of Boston condos selling for $1 million or more fell dramatically in 2009 compared to 2008, according to early LINK numbers.
Overall, million-plus home sales were down nearly 40% compared to 2008.
But sales of Boston condos for under $100,000 jumped 46% from the year before, virtually all of that increase due to condo sales [...]

According to LINK, the number of parking spaces that sold in downtown Boston during 2009 was 65, down from a 2008 volume of 97. Average sales price fell slightly to approximately $94,000, and median sales price rose slightly to $67,000.

Since May 1, 2009, 288 Boston condos went under agreement. The least expensive was 81 Homes Street in Dorchester for $35,000.00. The most expensive, 128 Beacon Street that was listed for $4,495,000.
Out of the 288 Boston condos under agreement, eleven (11) were listed for over a $1,000,000.00:
Five (5) were in the Back Bay.

The Northeast recorded the worst home sales and price declines of all regions in the country in March, the National Association of Realtors said yesterday, as layoffs exert a drag on the area’s housing markets.
