On August 26, 2010 The Clarendon Back Bay recorded their 34th 35th closing. The purchase price was $1,050,000 and included one deeded garage parking space.
This was a 22nd-floor, one-bedroom plus, two-bathroom, 1,134 square foot condo, approximately $925.93 per square foot.
The building is now approximately 33 percent occupied.

According to the Regisrty of Deeds the W sold another condo on August 12, 2010. The unit was 22J, one bedroom, one bath that sold for $750,000.
Total units sold 18 out of 122-unit building.

The fallout from the Boston W Hotel & Residences’s bankruptcy is not only expanding, it’s getting ugly for the city.
How are they going to untangle this? They’re going to need a legal Houdini or two.

Yesterday, I reported on how the sellers at the Mandarin were in the red with sales this year. But its not all bad news, avg and med sales prices for luxury Boston condos ($800k and above) are exceeding 2008.

Last month was a tough one for sellers at the Mandarin. Three sales were recorded and all sold below their purchase price in 2008.
