Link has issued the 2011 2nd quarter condo sales report. As you can see from the chart below even the weathy neighborhood of Boston’s Back Bay is being impacted with lower sales numbers durring this national housiing crisis.

Back Bay condo sales are down from 139 condo sales in the 2nd quarter of 2010 to 119 sales in 2011. However, the good news for Back Bay condo sellers is that the average sales price incresed 15.97% from $1,142,267.00 in 2nd Q of 2010 to $1,324,656 in 2011.

According to the data I’ve obtained 32 condos have sold at 45 Povince Street with an average price per sq ft of $861.00. The median sales price for a condo at 45 Province Street is $931,000.00.

Anyone that has read this blog for any length of time knows that I’m a big believer in Google Analytics as one tool in predicting improvement in the local real estate market. I just did another Google Analytic (today) on the term “Boston real estate” the results still don’t show any significant increase in Google search traffic.

On the positive side, I’ve seen an increase in internet sales leads and the agents that work for me seem to be going on more sales and rental showings.

According to the Suffolk Registry of Deeds, 45 Province Street had their first condo sale in 2011. The unit was located on the 7th floor, the original asking price was $799,000 and sold for $749,000 or approx $661.00 per square foot.

This condo was a 1bed and 1 1/2 bath with 1,132 sq ft of living area. According to MLS the sales price didn’t include a parking space.

This recent sale finally puts 45 Province Street luxury complex at 20% sold out.

The real estate market may not be booming. But there’s a niche market that’s faring quite well.  One-room condos in the high-end neighborhoods of Boston may be tiny, but their price tags are big.

 The golden rule of real estate is location, location, location. And a number of studio condos in the South End and Back Bay have it.
