The Boston Globe has a front-page story this morning on how the market for high-end condos (think $10 million and up) is improving.
Now if we can only get the rest of the market going. But it&#8217;s certainly not going to happen with the U.S. jobless rate increasing to 9.2 percent. Ugh.

<p>Ps &#8211; Some commenters in the above link bemoan recent renovations to her old family house, apparently done by its most recent owner, <a href="http://www.propgoluxury.com/EN/PropertyNews/Connecticut/1807-Katharine-Hepburn-Estate-for-Sale.html">according to this account.</a> The renovation looks fine to us. If some people say it used to be even <em>more</em> beautiful, well, that only reflects better on the Hepburns.</p>

<li>How many listings are currently on the market? In this instance I included both active and pending luxury condos. I came up with 91</li>
<li>How many listings sold last month? I came up with 4.</li>
</ol>
<p>　Now that we know those numbers, we will need to:</p>
<ul>
<li>Add together the number of Active/Pending listings which equals 91.</li>
<li># of Sold Last Month 4 x 12 (months in a year) divided by 52 weeks = 0.92</li>
<li>#  of Active divided by the number of sold 91/0.92= 98.9 weeks</li>
</ul>
<p>Absorption Rate = 24.72 months.</p>
