According to the National Association of Realtors, single family home sales stayed steady in June, when compared to last year. This follows a big drop in sales in April & May; down more than 10% each month, compared to last year. Condo sales are still going strong, however, at least in Massachusetts as a whole. My data, however, showed a steep decline in sales in Boston, in June (although sales recovered in July).
Condominium sales in June were up 19.1 percent over 2004, with 2,775 condominiums selling.
The median sale price of a condominium was up 8.3 percent to $287,000. The median price of a condo in June was about the same price as the median sale price of a single-family house a little over one year ago. In March 2004, the median sale price of a single-family house in Massachusetts was $290,000.
Nationally, the sales of existing homes rose 2.7 percent and prices were up 14.7 percent compared to last year, according to the National Association of Realtors.
