Comparing 2008 – 2010 sales data for Boston condos sold for $500,000 or less in the 1st quarter:

Boston condos sold for $200,000 or less.
2010 – 227 Boston condos sold.
2009 – 222 Boston condos sold.
2008 – 102 Boston condos sold.

Boston condo sold from $201,000 – $300,000.
2010 – 157 Boston condos sold.
2009 – 128 Boston condos sold.
2008 – 243 Boston condos sold.

Boston condos sold from $301,000 – $400,000.
2010 – 163 Boston condos sold.
2009 – 125 Boston condos sold.
2008 – 195 Boston condos sold.

Boston condos sold from $401,000 – $500,000.
2010 – 96 Boston condos sold.
2009 – 80 Boston condos sold.
2008 – 132 Boston condos sold.

The one major negative I see in these numbers is in the $200,000 and under, these stats indicate to me that foreclosures are still a problem in areas like Dorchester where most of these sales took place. On the positive side, the healthy part of the lower end of the market $300,000 – $499,000 is showing positive gains compared to 2009. The big question – $8,000 homebuyer tax credit expiring, what impact will it have on future sales?
