At the onset of the 2026 spring selling season, NAHB Chief Economist Robert Dietz has warned that “war risk” in the Middle East introduces a layer of macro uncertainty this could have a negative impact on the Boston condo for sale market. This “headline risk” impacts the industry through three primary channels:
- Mortgage Rate Volatility: While rates were expected to trend lower toward 6% in 2026, the conflict has already pushed some rates back above 6% due to renewed inflation fears.
- Rising oil prices directly increase inflation expectations, which typically pushes long-term yields and mortgage rates higher.
- Conversely, a “flight to safety” into U.S. Treasuries could provide a downward pull on rates if global stability concerns outweigh inflation fears.
- Supply Chain Disruptions: Conflict-driven energy shocks impact the production and timing of “plant-made” goods.
- Higher fuel costs increase shipping and freight rates, making materials like windows and doors more expensive.
- Builders face increased risk of “cycle-time slippage,” where missing a single component due to transit delays can cause non-linear delays in construction.
- Consumer Confidence and Demand: Headline risk creates a “bruised baseline” for household sentiment, causing potential buyers to remain on the sidelines.
- Dietz notes that geopolitical instability leads employers to hold off on hiring, which indirectly softens housing demand as consumers prioritize financial stability over large purchases.
- Affordability remains a critical hurdle; 40% of builders were already cutting prices in early 2026 to entice hesitant buyers.
