Winter freeze impacts Boston condo for sale market
Extreme weather freezes winter activity in Massachusetts housing market
February brought a statewide slowdown to the Massachusetts housing market, with closed sales for single-family homes and condos decreasing year-over-year by roughly 12.4% and 12.1%, respectively, according to the Massachusetts Association of REALTORS®.
Fewer sellers decided to list last month compared to February last year, as listings fell by 14.7% for single-family homes and 6.1% for condos. Prices fluctuated, with single-family homes fetching 1.7% more than they did a year ago, and condos selling for 3.8% less.
Severe weather may be partly to blame for these slower market conditions.
“It’s common to see a decrease in activity in the winter, especially considering the extreme weather in February,” said Kristen Keegan, 2026 president of MAR. “Mortgage rates have also been a rollercoaster lately, swinging as markets react to new economic data and global events…. As we turn the corner towards warmer weather, we anticipate renewed market participation, which hopefully leads to a very active spring.”
