Boston condo developments
The Boston Planning & Development Agency has approved three new projects that will bring more than 300 residential units to Boston’s Allston and East Boston neighborhoods. Of the 325 new residential units proposed, 34 will be income-restricted.
The 35-43 Braintree St. project in Allston will consist of a seven-story residential building with 149 rental units, along with garaged parking, space for amenities and vehicle access improvements. According to the BPDA, these units will bring much-needed apartment housing to the city’s Compact Living Policy to address the need for community housing with a mix of studio, one-bedroom, two-bedroom and three-bedroom units. Twenty-five of these units will be set aside as inclusionary.
Additionally, the developer will contribute $100,000 to fund nearby Penniman Park, $75,000 to the Allston-Brighton Mobility Study and $15,000 toward the operation of the Allston-Brighton Shuttle.
The project aims to provide other community benefits, including space for local artists to display their work and a Blue Bikes station. It will also include new trees and rebuilding sidewalks for enhanced pedestrian safety.
The project, which centers on sustainability, will include a bicycle storage and repair space, electric-vehicle charging stations and solar panels on the roof for electricity, heat and air conditioning.
120 Braintree St., Allston
Just down the street, the 120 Braintree St. project will bring a new five-story building with 32 units offering a mix of three-, two- and one-bedroom units, five of which will be income-restricted.
The 437 square feet of ground-floor space will be leased to a local small business, while residents will be able to enjoy 591 square feet of fitness and meeting space, as well as bike parking, storage, a ground-floor garden and patio and a roof garden.
The project developer is also contributing $35,000 to the Boston Parks and Recreation Department for improvements to Penniman Park and $20,000 to the Allston Brighton Community Development Corp.
7-11 Curtis St., East Boston
Thirty-three new residential units are coming to East Boston with the 7-11 Curtis St. project. The mix of studio, one-, two- and three-bedroom units will be inside two newly constructed four-story residential buildings. Four units will be income-restricted.
The transit-oriented project is located between the Wood Island and Orient Heights MBTA stops, is close to bus routes and will contain a bike room to encourage less vehicle travel.
