Boston had one of the highest net migrations in the country among Gen Z adults, according to a recent analysis of where young adults are moving. 

The most desirable cities for young people have shifted in the last 10 years, the report from This Old House shows. In 2012, New York City; Columbia, South Carolina; and Washington, D.C., were the top net migration cities among millennials. 

In 2022, the top net migration cities among Gen Zers were Washington, D.C., Chicago and Boston. 

Boston’s Gen Z net migration of 12,794 allowed the city to move up one spot from No. 4 in 2021. 

“Gen Zers are moving in, while other generations are vacating their homes in big cities,” the report said. “Gen Z flocked to D.C. and Chicago in droves, while thousands of millennials, Generation X and baby boomers chose to leave those cities in 2022.”

Millennials are opting for tech hubs rather than some of the large cities preferred by Gen Z, the report found. 

The highest net migration among millennials in 2022 was found in Seattle; Austin, Texas; Nashville; Charlotte and Denver.

Generation Z (Gen Z) is eager to put down their own roots in downtown Boston and achieve financial independence. As a result, they’re turning to homeownership. According to the latest Home Buyers and Sellers Generational Trends Report from the National Association of Realtors (NAR), 30% of Gen Z buyers transitioned straight from living under their parents’ roofs to owning their own homes, like a Beacon Hill condo.

The Reasons Gen Z Want To Become Homeowners

A recent survey by Rocket Mortgage identifies some of the top motivators driving Gen Z buyers to purchase a home:

Of those surveyed, 34% said that starting or growing their family was their main motivation to buy a home. . . . Along with growing a family comes establishing a home base.”

Another key reason the survey says Gen Z wants to buy is because homeownership can give them more stability (20.8%). That’s because buying a home allows you to stabilize what’s typically your biggest monthly expense: your housing cost.

When you have a fixed-rate mortgage on your home, you can lock in your monthly payment for the duration of your loan, often 15 to 30 years. If you keep renting, you don’t have that same benefit, and you won’t be protected from rising housing costs.

Boston was ranked No. 3 among the top 20 U.S. cities for Gen Z by CommercialCafe, thanks to its school enrollment, Gen Z population and green-commute options. 

Atlanta and Minneapolis were ranked No. 1 and 2, respectively, and most of the cities in the ranking were found in the Southeast, Northwest and Midwest. 

How were Gen Z cities ranked? 

The ranking measured cities by eight criteria: affordability, percentage of Gen Zers, school enrollment, unemployment rate, internet speed, recreational establishments, green commuting and parks per 10,000 residents.

Boston took the top spot in school enrollment, ranking as the most educated Gen Z population in all the cities in the survey with almost two-thirds of its Zoomers ages 20-24 enrolled in some form of education, according to the report.
