They might not be priced like Candy Spelling’s $150 million Beverly Hills mansion, but Boston now boasts an array of mansions, penthouses and condos on the market for well over $10 million.

The 10 most expensive listings in Boston, culled from MLS and brokers, range from a 23.5 million 26-room Beacon Hill mansion to Tom Brady’s penthouse at 310 Beacon Street, on the market for a cool $10.9 million.

Multimillion-dollar condo sales once were a big deal in the Hub, but no more. The boom in luxury real estate that has transformed downtown Boston over the past few years has also created a whole new elite category of properties, selling for prices verging on the tens of millions, not just millions.

The market for these mega luxury properties has grown as downtown Boston increasingly becomes a magnet for the super wealthy, from sports stars like the Patriots quarterback to financiers.

And while the sales of luxury properties have slowed overall, brokers hawking Boston’s most expensive listings are betting on growing interest as the economy starts to regain footing.

“Boston is a changing market,” said Tracy Campion, whose downtown real estate firm is selling at least three of the top 10 listings. “The demand is out there for these luxury, high-end units.”

So how many condos and/or townhomes sold so far in ’09 for $10M or more? The answer – Zero.
