One of my blog readers requested that I “dig deeper” into my recent sales stats for 2009. What I uncovered so far is this. Of the 46 Boston condos sold (my last blog post stated 45 another one was added to MLS). More than half of the Boston condos that closed from 1/1/09 – 1/14/09 were sold at a loss. Most were in the neighborhoods such as Dorchester & Mattapan. But not all, for example one was located at Primus Ave. in Beacon Hill. And yes, even one luxury condo took a hit, One Charles #4B which was purchased for $1,640,000 on 11/29/04 and sold for $1,480,000.00 on 1/12/09.
