One of my clients, before COVID, and when I was selling downtown Boston condos (hopefully in 2021 I’ll pick up the pace). Told me that Alexa said it only takes 9 hrs. on average to respond to a Boston condo offer. Being naïve, I asked, “Who’s Alexa?”

Buyers and sellers always have questions about time.  How long will it take to sell Beacon Hill or Boston Seaport condo?  How long will it take the seller to respond to my offer?  

None of these questions have answers.  We can make an educated guess as to how long it will take to sell Boston real estate for sale based on market conditions and price.  

We can not predict how long it will take a seller to respond to an offer.  In general, they should respond quickly but there are obstacles like jobs and illnesses that slow the process down.  Sellers usually respond more quickly to really great offers than to offers they don’t like.  Most brokers like myself usually put a 24hr time limit.

As a downtown Boston real estate broker, I like to let my clients know what to expect and what they need to know.  We can never predict what another person will do we just know what they are supposed to do. 

There are many reasons for being slow to respond to an offer or a counteroffer but offhand, I can not think of any good reason for not communicating to other agents or to our clients if only to say this is going to take a while yet often people will not take the time for that one small kindness.
