I was on a listing appointment yesterday (yes, I do other things than blog) and as we were discussing her property she asked me what I thought it would sell for. I provided her comps and then I told her it would sell for around $375,000.00. She told me that she wanted $450,000 and if I would list her the property for $450,000 she would sign an Exclusive Right to Sell contract. I politely declined to take the listing.

There are presently 19 properties in Beacon Hill on the market for 200 day’s or longer. There are 7 properties on the market for sale 400 day’s or longer. I didn’t want to be part of these statistics. Bottom line, if you list a property for sale, please list it to sell.
