Regarding the highest-priced sales, here are some details on all sales higher than $2 million:

2005: two single-family homes sold for between $2.6 and $2.65 million and another for $2 million.
2006: a condo at Atelier 505 sold for $3.2 million and another for $2.85 million and two single-family homes sold for between $3.1 and $3.6 million and another for $2.6 million.
2007: six single-family homes sold for between $2 and $2.5 million and two condos at Atelier 505 in the same price range, and a single-family home sold for $2.9 million.
2008: there were only two $2 million+ sales during this year, a single-family home for $2.25 million and a condo at Gateway Terrace for $2.35 million.

Not all sales show up in the local multiple listing service. For example, many new developments completely bypass the system, selling directly to buyers. The only way to get a completely-accurate picture of sales is to track them through the Suffolk Deeds’ website. (The Warren Group also collects this data and makes it available, on a regular schedule.)
