In today’s Boston condo market, with low inventory for condominiums and townhouses, some Sellers may consider to sell their condo on their own. As tempting as that may be, there are some pit falls you should be aware of:

  1. Boston condominium buyer exposure. Studies have shown that 90% of Boston condo buyers first use the internet to start the search for their home. with daily newspapers dying only less then 1% use the print media. With out a strong presence on the internet your home may never be found. In this market, its hard for an individual Seller to break into top tier of the Google Search for terms like Boston condos for sale.  
  2. Google Search and Keywords. Expanding on the on the internet search here are the sources where home buyers actually made there Boston condo purchase: 49% on the internet, 31% form a Boston real estate broker, 7% from a yard sign or referral and 1% from paper media. As you can see, from these stats placing a newpaer ad on your own is outdated like a rotary phone.
  3. Sellers Make more money with a Boston Real Estate Agent. From a Harvard Study: “Properties listed with a broker that is a member of the local MLS will be listed online with all other participating broker websites, marketing the home to a much larger buyer population. And those MLS properties generally offer compensation to agents who represent buyers, incentivizing them to show and sell the property and again potentially enlarging the buyer pool.”
