There’s one way to increase your chances of maxing out the sale price of your downtown home: Look as good as your comps.

The downtown Boston real estate market—particularly for Boston condos for sale—has held up during corona. Many home sellers have walked away with solid net proceeds, often amidst multiple offers.

But that doesn’t just automatically happen. The tricky part is that buyers have one eye on their dream home, and the other on the economy. So sellers have to do their part by making their home as appealing as possible.

Take a deep dive into other comparable sales and note how those downtown Boston real estate properties were presented.

There are typically five basic things you need to do to get top dollar:

1. Paint your Boston condo for sale

There are two parts to this: Paint, and do so in neutral tones. Buyers don’t want to be distracted by a patchwork of colors on the walls and schemes that are overly personal. Stick with whites and greys. You can often get away with painting the walls and baseboards and skipping the ceilings if they look presentable. Don’t force your painter to match colors. If your walls haven’t been painted in several years, they’ll be impossible to match and the result will be patchy.

2. Spiff up the condominium floors

Banged-up hardwood floors and dirty carpet will get you nowhere. Refinishing floors is huge; replacing carpet in bedrooms is also a good idea if need be. If you have carpeting in the living areas, seriously consider installing hardwood floors. When most buyers walk into a property that has carpet in the living spaces, their first question is whether there are hardwood floors underneath. If not, they immediately mentally knock at least $20,000 from their offer price.

3. Fix stuff in the condo

Buyers can’t help but notice little things that may be in disrepair—oven burners that won’t light, an electric heater that doesn’t operate, tub grout that sorely needs to be replaced. Fix these basic things. You don’t want to leave buyers wondering what other, more substantial deferred maintenance might be in store for them.

4. Have your place professionally cleaned.

Once you move your furniture out, there’ll be dust and grime in places you never knew existed. Stagers don’t want to bring their nice furniture into a dirty house, and buyers don’t want to step into one.

5. Stage the condo

Like it or not, your furniture probably won’t come off looking that great in photos. Let a stager ceate the look all the buyers want. You’re aiming for a well-designed, clutter-free home. Staging is not inexpensive, but it’s essential.

Boston Original Real Estate Blog Post

Boston downtown in December, a paradise for someone looking for the cold weather almost every day of the month! In Boston we have snow, rain, cold weather and some sun, but as we all know there are a lot of of investors that come to Downtown Boston to purchase a condo and these buyers a lot of times have their primary homes in this cold snowy area.

First, we all know that sales are down in the colder months for a number of reasons. When its cold all we want to do is curl up into a blanket in front of a fireplace, the last thing on my mind is buying or selling a home. If you must sell in the winter remember these steps;

  • Simplify and remove clutter
  • Keep it warm and cozy
  • Keep driveways and walkways neat and free of debris
  • Great lighting is key
  • Tasteful and scented holiday decorations

These are some very helpful tactics for sellers to use in order to get the Boston Midtown condo buyers mind off of the outside elements and into a place that they can see themselves living in.
