Boston Real Estate: Selling your Boston condo in the Holiday Season

Boston Real Estate: Selling your Boston condo in the Holiday Season. I just received an email from one of my Boston Real Estate Blog readers (perhaps my only one).

I answer this question several times each holiday season. Should I decorate my home for the holidays if it is on the market? My answer is always the same. It depends.

I don’t have a problem with holiday decorations but the same rules apply to them that apply to any kind of decorations in a Boston condo that’s for sale. The decorations should not detract from the condominium or distract people who are viewing it. Less is generally more and it’s all pretty subjective. We don’t have any data on whether homes with Christmas trees sell for more or less than homes without.

Some people decorate every square inch of their home for the holidays and display their beanie babies, snow babies, and Santa Bears. It’s not a good idea when your home is on the market.

Skipping the holiday decorations altogether is alright too. It is better to have no decorations than too many decorations. Don’t worry about offending anyone.

The home should be photographed without any holiday decorations if at all possible.

Boston Condos for Sale and the Bottom Line

There you have it my typical “it depends on” non-answer type answer to the holiday decoration question. Happy Holidays, and yes every year homes are sold between Thanksgiving and the new year. Boston condo buyers who are out looking during the holidays are motivated, qualified buyers who are ready to buy.

Boston Real Estate: Selling your Boston condo in the Holiday Season

Black Friday and Cyber Monday are behind us, yet finding the perfect holiday gifts for friends and family is certainly still top of mind for many right now. This year, there’s another type of buyer that’s very active this holiday season – the homebuyer.

Each month, ShowingTime releases their Showing Index which tracks the average number of appointments received on active U.S. house listings. The most recent index notes:

“The Showing Index reported a 60.9 percent jump in nationwide showing traffic year over year in October, the sixth consecutive month to see an increase over last year.”

Here’s the breakdown of the latest activity by region of the country compared to this time last year:

  • The Northeast increased by 65.5%
  • The West increased by 64.7%
  • The Midwest increased by 55.7%
  • The South increased by 54.7%

Why is the real estate traffic so active?

The health crisis definitely put homebuying plans on pause for many earlier this year. Buyers, however, are in the market and making moves well past the typical busy homebuying seasons of spring and summer.

One of the main reasons buyer traffic has continued to soar in the second half of 2020 is how dramatically mortgage rates have fallen. According to Freddie Mac, the average mortgage rate last December was 3.72%. Today, the rate is a full percentage point lower.

Get ready to hang the lights on the Christmas Tree, deck the halls, and spread some cheer—the holiday season is almost here! Juggling the holidays along with a Beacon Hill condo sale might be sound impossible (or at the very least, stressful), but we’re here to help you find the best way to balance both.

Here are our top 4 tips for navigating your Midtown condo sale during the holiday season!

Use Christmas Decorations to Your Advantage in Selling a Condo

You don’t have to go all out with holiday décor on your Beacon Hill condo for sale, but a little seasonal warmth sprinkled here and there goes a long way! Hang some white lights along the staircase, add a wreath to the front door, and string some garland along the mantel. If you do opt for a tree, you’ll want to make sure it doesn’t crowd the room—perhaps even consider a tabletop version.

Bonus tip: scent is the sense most closely tied to memory, so use that to your advantage to appeal to a Boston condo for sale buyer nostalgia! Bake some cookies beforehand, warm up a pot of cider, or light a few seasonally scented Christmas candles. It may sound over the top, but it works.

Be Flexible with Boston Condo Showings

While you’ll probably have a busy schedule over the next month or two, you should make sure it doesn’t affect your availability for Beacon Hill condos buyers too much. One of the biggest reasons people hold off on selling during the holidays is because they can’t be around to prepare their Boston Seaport Condo for sale…but intentionally making room in your schedule will make the whole process much simpler.

If you usually host a Christmas party, consider asking a friend or relative to step in for you. If you’re traveling, try not to be gone for too long, and make it clear to your Boston real estate broker and any potential buyers when you’ll be back.

Work with a Home Stager on your Boston Condo for Sale

If you either:

A.) Really don’t have time to stage or

B.) Don’t want to take any risks on your Boston condo for sale not looking its best, then working with a qualified home stager is a great option. You might be skeptical, but Boston real estate for sale home stagers have been specially trained and certified to optimize your space with the right decor and furniture—which often leads to faster and more profitable sales.

It’ll also take one more stressful task off of your to-do list, giving you more time to plan for the upcoming holiday festivities. If you want a few recommendations for home stagers, just give us a call. Of course, we can always do a walkthrough of your Beacon Hill condo for sale and offer personalized tips and DIY projects, if you’d prefer.

Practice Smart Marketing on Your Boston Condo for Sale

Marketing Boston real estate is the key to bringing in the right buyer. It’s even more important during the Thanksgiving and Christmas season, since fewer—but more serious—buyers are searching. That’s where working with a Boston real estate for sale agent really comes in. You can sit back, relax, and plan for the holidays, while we take care of getting the word out about your Beacon Hill condo for sale through our comprehensive marketing resources, including our website, social media platforms, local advertising, professional contacts, and more.
