Is it a good time to sell my Boston condominium?

In Boston, the best time to sell a condo is generally in the spring, specifically between late March and mid-May. This period typically offers the highest buyer traffic, the fastest sales (lowest days on market), and the highest chance for multiple-offer situations.

Strategic Timing Windows

While spring is the peak, different seasons offer unique advantages depending on your goals:
  • Early Spring (March – April): This is often considered the optimal “sweet spot” for speed and price. Listing in late March can result in a significant potential sale price difference—up to $13,100 higher than the average.
  • Late Spring (May – June): National and local reports often highlight May as the most profitable month to list, with some data showing a premium as high as 13% above market value. June often sees the highest closing prices of the year due to appreciation gained throughout the spring.
  • The “Early Window” (Mid-January – February): A strategic alternative for 2026 is listing in late winter. This window targets relocation buyers and those with early-year bonuses while facing much lower competition before the spring inventory surge.
  • Early Fall (September – October): This acts as a reliable “second season”. It is particularly effective for reaching luxury buyers returning from summer travel or those needing to close before the tax year ends.

Best Day to List

Regardless of the month, the specific day you list can impact your results. Data from Zillow and Redfin suggests listing on a Thursday. This captures early interest from buyers planning their weekend open house tours and often leads to higher sales prices compared to other days.

Neighborhood Nuances

Timing can shift based on specific Boston neighborhood dynamics:
  • Back Bay & Beacon Hill: These luxury markets peak in early spring (March-April) and early fall (September-October).
  • South Boston & Seaport: Typically see the fastest sales and highest prices from April through June.
  • Cambridge & Somerville: Heavily influenced by the academic calendar, with prime windows in February-April and June-July.
  • Jamaica Plain & Roslindale: Family-focused buyers start as early as February to ensure they are settled before the next school year.

Factors to Consider for 2026
  • Inventory vs. Demand: As of early 2026, the market is shifting toward a more balanced environment, but limited inventory continues to keep sellers in a strong position.
  • Preparation Timeline: Experts recommend starting your preparation 8 to 12 weeks before listing. This includes making minor repairs, professional staging, and requesting necessary HOA documents, which can take weeks to process.

Thinking about your Boston Seaport condo? If you are, you might be weighing factors like today’s mortgage rates and your own changing needs to figure out your next move.

Here’s something else to consider. According to the latest Home Purchase Sentiment Index (HPSI) from Fannie Maethe percent of respondents who say it’s a good time to sell is on the rise (see graph below):

Why Are Boston Condo Sellers Feeling so Optimistic?

One reason why is because right now is traditionally the best time of year to sell a house. A recent article from Bankrate says:

“Late spring and early summer are generally considered the best times to sell a house. . . . While today’s rates are relatively high, low inventory is still keeping sellers in the driver’s seat in most markets.”

These are the seasons when most people move. That means buyer demand grows. And because there still aren’t enough homes for sale to meet that demand, sellers see some serious perks. According to Rocket Mortgage:

“Homes that are listed at the end of spring and the beginning of summer typically sell faster at a higher sales price.”

What Does This Mean for You as a Boston Seaport Seller?

More sellers are coming to realize conditions are ripe for a move. And that’s one reason why we’re seeing more homeowners put their homes up for sale. If you think you might want to get in on the action, it’s a good idea to start preparing.

A local real estate agent can help you get your house ready by offering advice on how best to fix it up and make it appealing to buyers in your area.

They also know if you list during the peak buying seasons of spring and early summer, you might sell quickly and for a higher price.

I hear this inquiry frequently. “Would it be advantageous to market my Boston dwelling right now?” The response is affirmative. Despite the sizable interest rates in the range of 6.5 to 7 percent, both cash purchasers and those obtaining mortgages are buying up properties.

The condominium market in Boston is maintaining a constant rate of sales, although it has decreased from its peak the previous year.

For those with enough money to purchase a property outright and not concerned with high rates of interest, the response to the inquiry ‘Is this a decent time to pick up a condo in Boston?’ is obvious.

For those of you who might be thinking it’s a good time to sell your Boston condominium, you are right. Inventory levels are at historically low levels right now. Yes, the sellers are back in control over the market currently especially under the $500,000 Boston condo range.. If you think you want to sell, the best thing you have going for you right now is the low inventory levels we have currently. You will be able to push your price a little and capture a bit of a premium because of the low inventory levels. If you are a buyer, you need to react quickly when you find a condo on the market you like because if you hesitate, you could lose out.

With that said, I believe buyers are being a little smarter this time around and not chasing deals with excessive multiple offer situations. In other words they are being much more patient. While they might not get the unit they want, this time around they are willing to wait for the right one to come along without getting into a bidding situation.
