The Beacon Hill apartments:  The first step in the search process

Since nearly all Boston Beacon Hill condos for rent and apartments require a 60-day notice, you’ll know two whole months in advance which specific units are available. Apartments are thus great for my clients who approach me months before the anticipated move-in and prefer to lock down a place well in advance in order to sleep at night.

In this hot market, seldom will you see Beacon Hill condo for rent or an Beacon Hill apartment for rent under $3k for more than 2 weeks. Thus, the Beacon Hill apartment search is very competitive.

Most Beacon Hill condo/apartment will come on the market 60 days left on the current lease. I recommend my clients start touring Beacon Hill condos/apartments with me NOW for a September 1, 2019 move-in date. 

So what’s the process before we actually tour? As a Beacon Hill broker, I have a primary databases at my disposal: called MLS. The MLS is a great database of every single apartment ot Boston condo for rent that brokers will share. Most have picture galleries, some floor plans and all display the monthly rent.. When I send my clients a list of applicable properties, they can go in and view each one. Since the amount of apartment properties keep changing on a daily basis in smart to sign up for put automated email data base.

Conversely, with the MLS, each listing is privately owned and units in the same condo/apartment building can be extremely different in terms of finish outs. What I do is set up an “auto-search” for my clients that takes their criteria and emails them listings that fit as soon as they hit the market. This eliminates all that poking around on Zillow for listings that aren’t always accurate—or much worse, don’t even exist!
