Here is the data for 2007 and 2008, from MLSPIN for sales reported during the first quarter, the past two years. I haven’t analyzed it yet, but what I expect to see is that there were fewer “high-end” properties sold in 2008 vs. 2007, partially reflected in the “average sales price” for first quarter in Boston’s Beacon Hill neighborhood.

What I didn’t mention in my prior post is that, yes, it is definitely not a sign of strength that owners of more expensive properties are not listing their homes for sale. I don’t mean to suggest otherwise. It’s just a fact, they are sitting back and waiting this out. No doubt twirling their pearls as they do.
