One way to gauge the Boston condo sales market for 2010 is to take note of what properties are presently under agreement. Here’s where we stand:
*As of today’s date, 417 Boston condos are under agreement. This number doesn’t include all the new Boston luxury condo developments
*The least expensive condo, 35 Harwood Street (MLS # 70871789), 970 sq ft two bedroom. Last list price $25,000, which averages to $26.68 per sq ft. This condo was on the market for 205 days.
*The most expensive Boston condo under agreement, Zero Marlborough last list price $4,275,826.00.
In the first two months of 2009, 421 Boston condos sold. I think it’s a safe bet to state that in the first two months of 2010 we will have more Boston condo closings then in 2009, if you take into account the new Boston luxury condo development closings. Agree?
