Boston real estate developer has a change of plans

A downtown Boston real estate developer wants to change its current hotel project to residential, citing shifts in the hospitality industry and the impact it’s faced due to the COVID-19 pandemic.

The Hudson Group has filed a Notice of Project Change with the Boston Planning & Development Agency for its approved 21-story, 230-room hotel at 150 Kneeland St. in Boston’s Leather District.

The developer is requesting the change to adjust the mix of uses for the project from hotel to Boston condo for sale development. The BPDA approved the current project in 2018

If approved, the new project would include a residential building with approximately 115 units, creating new housing options adjacent to Boston’s South Station. The units would be a mix of both one- and two-bedroom units. The proposed change doesn’t detail whether the units will be rental or condos. The previously approved accessory uses including meeting and fitness spaces, food and beverage retail and other amenities will be maintained in the revised project. 

Changes to the building’s height, footprint and design would remain virtually unchanged from the 2018 approval, according to the request. Additionally, the developer says its commitment to sustainability will remain unchanged with the project continuing to aim toward achieving LEED Gold certification
