Median price of all condos for sale in the city of Boston: $389,000 ($395,000)
Average price of all condos for sale in the city of Boston: $570,146 ($573,430)

Number of condos sold (closed) over past 30 days: 499 (550)
Median sales price, last 30 days: $370,000 ($380,000)
Average sales price, last 30 days: $544,684 ($542,214)
Average days on market: 88 (98)
Ratio, closing (sales) price to original (list) price: 94% (94%)

Number of properties going under agreement, last 30 days: 495 (498)

Total Market Volume (Velocity): $271,797,334 ($298,218,210)
(Velocity is the # of units sold during last 30 days multiplied by the $ amount)

My thoughts: Things seem oddly steady, seeing as we’re getting into July, already. That’s good to see. Also, units on market dropped a bit, thanks to sellers deciding to take the rest of the summer off, to try again in the fall.

    What are people’s thoughts on a proposed bailout of subprime borrowers?

    If Deval Patrick comes out with such a proposal, then my admiration for him will be fall to zero.
