Why aren’t downtown Boston home sales crashing? Right now we have elevated mortgage rates, trade war uncertainty, rising property taxes and home insurance, terrible consumer confidence data and a downgrade of the government’s debt, among other factors. But, condos for sale in Boston demand continues to hold up, surprising people who can’t explain why home sales aren’t crashing anymore given elevated mortgage rates.

Maybe you’ve noticed: Inventory has swelled ever so slightly, and we’re up just a tad year-over-year. Things are still way tighter than “normal” pre-pandemic levels, but we guess we’ll take what we can get — a little oxygen.
Last week’s hot-ish jobs report further dimmed hopes for rate cuts this year. Many analysts have been suggesting that 5.5% is the number needed to break the golden handcuffs keeping many homeowners in place. We seem a long way from that point. It’s probably prudent to assume this will remain a market of necessities — death, divorce, employment — rather than desires for the remainder of the year.
